Digital assets and UK property law

How UK law treats digital assets and what that means when funds used for a conventional property purchase originated from them. PropertyZoom never handles conversion or client money, and completion remains in pounds through standard conveyancing.

Legal recognition

UK legal developments recognise that certain digital assets can attract personal property rights. This creates greater certainty around ownership, transfer, trusts, inheritance and court remedies. It does not turn digital assets into legal tender.

What does not change

  • UK property completion remains in GBP.
  • Solicitors still conduct AML checks, searches, exchange, completion and Land Registry registration.
  • Any conversion and source-of-funds documentation must be handled by appropriately regulated providers.
  • PropertyZoom is a marketplace and does not perform regulated conversion, custody or conveyancing.

When a buyer’s wealth originated in digital assets

The buyer should expect enhanced source-of-funds and source-of-wealth checks. Assets would normally be converted before completion, with an auditable trail supplied to the conveyancer and any lender. Acceptance remains a decision for the relevant regulated professionals.

Digital conveyancing

HM Land Registry continues to modernise identity, signatures and land-registration workflows. This digitises the established legal process rather than replacing conveyancers or the land register.
