PropertyZoom combines advertiser-supplied listing information with official and licensed sources. Every metric should identify its source, coverage and update limitations.
Sold prices
HM Land Registry Price Paid Data provides completed residential sale records for England and Wales. Records can be revised and do not represent live valuations. Scotland and Northern Ireland use separate official registers.
Energy performance
EPC data should be obtained from the official energy certificate datasets or a verified certificate reference. Ratings may expire or reflect the property at an earlier assessment date.
Addresses and maps
PropertyZoom uses Google Maps services for address search, geocoding and map presentation, subject to Google’s terms. Postcodes.io may support UK postcode validation.
Environmental and local indicators
Flood, mining, planning, transport and neighbourhood indicators should come from the relevant government authority or licensed provider. They are screening indicators, not substitutes for professional searches or surveys.
Advertiser-supplied information
Price, tenure, rooms, dimensions, photographs, descriptions and availability are generally supplied by the advertiser. PropertyZoom presents provenance and missing-data notices so users can judge what is confirmed.
Data quality
Official datasets have different publication schedules and coverage. PropertyZoom should show timestamps, avoid claiming real-time accuracy unless supported, and provide a correction route.
